Houses built before 1990 commonly used mono or butly types of caulking. These types of caulking hardens and cracks usually within about 10 years. After 1990 many houses have been caulked with a thermoplastic caulking which is best for siding applications. This caulking has been used commonly in window to brick applications. Due to the lumber shinkage and movement in houses within the first few years of being built, this caulking does not hold up. It shrinks over time and is not flexible enough. Low modulus polyurethane or silicone caulking on the market today can last up to a life time of the house when applied correctly. Every home owner should take a look at the caulking around the perimeter on their windows/doors to ensure they are still sealed. This can prevent many future problems and lower energy costs.
